Buying and selling a home is a big deal, and so should finding a reputable home inspector. When you hire me, you can expect to find value beyond just my credentials. You're going to get a clear-eyed assessment about the true condition of your potential home. 

How Do I Prepare for an Inspection?

Exterior

  • Clear obstacles (leaves, brush, snow, garbage cans, etc.) away from your foundation.

  • Trim any tree branches touching the house.

  • Clean gutters and clear downspouts

  • Ensure downspouts are directed away from the home

  • Turn off sprinklers

Basement & Crawl Spaces

  • Move furniture and boxes away from the walls

  • Clear paths around mechanical systems (furnace, electrical panel, air conditioning units, etc.)

  • Change the furnace filter

  • Unlock all doors and crawlspace covers, remove stored items from space

  • Make sure pilot lights are lit on applicable appliances

GARAGE

  • Move tools, boxes and other items away from walls

  • Check that the garage overhead and doors are accessible

  • Ensure attic door is accessible (this may be inside home)

All Rooms

  • Clear out under-sink cabinets, oven and dishwasher

  • Make sure that all smoke and carbon monoxide detectors are working properly and accessible

  • Replace all burned out light bulbs

  • Locate user manuals and warranty information for appliances and components

 

How long will the inspection take?

An inspection usually takes three to four hours, depending on the age and size of the home.

Can I come with you?

I encourage clients to tag along and ask me questions. Buying a home is a big investment; I would be happy to talk with you about what I am looking for and discuss what we find. Please know that when clients tag along, the inspection will take longer. To save time, I recommend showing up for the final walk through, then I can show you my findings and talk with you about them in detail.

Does a house “pass” or “fail”?

No. A home does not pass or fail an inspection. The job of the inspector is to thoroughly inspect a home and to report whether the physical (structural) and mechanical components of the home are performing the function for which they are intended. Most problems that occur within homes are due to negligence of basic home maintenance. Your inspection will bring to your attention any issues that may affect the value of the home.

Do you recommend advice on how to fix or make repairs if necessary?

No. I perform an unbiased review of the current condition of your property, including structural and mechanical components. To remain objective, I do not recommend specific contractors, but if asked, I may be able to supply the names of contractors in each field for you to contract.

Should I remove any pets from the home?

I am an animal lover, especially dogs. I have no problem with pets being present while I inspect. However, if you have a dangerous pet or an escape artist, I recommend finding them somewhere else to stay while I inspect.
